Twin Residential Towers in Fulya, Beşiktaş

Selenium Twins is a pair of residential towers in Fulya, in the Beşiktaş district of Istanbul. Aşçıoğlu İnşaat developed and built the project on the former Süleyman Seba sports grounds of Beşiktaş football club, as part of a mixed-use complex that also includes the Selenium Plaza office tower, a hospital building and retail space. According to the developer, the two residential blocks rise 35 storeys, reach about 164 metres and contain 240 apartments, while the complex as a whole covers around 180,000 m² of construction area.

Construction ran from 2006 to 2009 and handovers began in 2009, so the towers are complete and have been lived in for well over a decade.

Location and Transport

The towers stand on Hakkı Yeten Caddesi. The official neighbourhood is Dikilitaş Mahallesi, but the area is generally known as Fulya, and it lies between Beşiktaş, Nişantaşı, Mecidiyeköy and Gayrettepe. Acıbadem Fulya Hospital is part of the same complex, on the same avenue.

Fulya station on the M7 metro line serves the area. Mecidiyeköy, one of the city's main interchanges, connects the M2 and M7 metro lines with the Metrobus, and Gayrettepe links the M2 with the M11 line to Istanbul Airport. By road, Barbaros Bulvarı leads down to the Beşiktaş shore, and Büyükdere Caddesi carries traffic north to Levent and Maslak.

Cevahir, Zorlu Center, Kanyon and Metrocity are in the surrounding districts, Maçka Park is nearby, and the Zincirlikuyu, Esentepe and Levent office districts are a short journey away.

Homes and Amenities

Listings and press reports describe layouts from 1+1 flats of roughly 70 to 90 m² net, through 3+1 homes of around 165 m² net and 3.5+1 units, to 4+1 homes of about 276 to 330 m² and duplex penthouses on the top floors. Listings often mention Bosphorus views, and some higher units also look towards the Historic Peninsula and the Princes' Islands.

Shared facilities, which the developer says are reserved for owners and their guests rather than outside members, include:

• indoor and outdoor swimming pools
• tennis and squash courts
• a sauna
• a gym on the top floor of Block B and a billiards room
• guest rooms where residents can put up visitors
• a closed car park

Buying at Selenium Twins

Buyers here are typically senior professionals, families who need space in central Beşiktaş, and investors looking for a well-known address with on-site sports facilities. The towers are finished, so you can inspect the exact home before signing, usually buying from a private owner.
