Quick answer

We find, lease and buy offices, factories, warehouses, shops, restaurants and hotels for Turkish and international companies, acting for you as occupier or buyer: site search, shortlist, lease negotiation, due diligence with your lawyer, and relocation support for your staff.

We find, lease and buy property for Turkish and international companies: offices, factories, warehouses, shops, restaurants, hotels and land. We act for you, the occupier or the buyer, under a written brokerage agreement, and we negotiate the terms in English, Turkish or French, with Russian, Arabic and Chinese support. Our base and focus is Istanbul and its industrial belt, and we tell you plainly at the start how we can support a search elsewhere in Turkey.

Who we work for

  • Foreign companies entering Turkey that need a first office, showroom or warehouse while the Turkish company is being set up.
  • Manufacturers and exporters moving or adding production close to European markets, who need a plant in an organised industrial zone (OSB) or a nearby province.
  • Logistics, e-commerce and distribution businesses that need warehouse space near ports, motorways and the airports.
  • Retailers, restaurant groups and hotel operators looking for the right street, the right unit and a lease that works.
  • Family offices and corporate investors buying income-producing commercial property.

What we do for companies

Site search and shortlist

We turn your brief (size, power, ceiling height, loading, parking, staff commute, budget, timing) into a shortlist that includes off-market options from our network of owners and developers, with a comparison of rent or price, running costs and fit. Head office can review it remotely and visit only the final candidates.

Tenant representation and lease negotiation

We negotiate the rent, rent-free periods for fit-out, the term and break options, annual increases within the statutory limits, the deposit, service charges and who pays for what, and whether the rent is stated gross or net of the 20% withholding (stopaj). Turkish law restricts rents set in foreign currency between Turkish residents, so we agree with your lawyer how the rent can be structured.

Purchase and due diligence

For a purchase we check the title deed, zoning, the occupancy permit (iskan), OSB approval where relevant, the workplace opening and operating licence the activity will need, and the building's technical fit, working alongside your lawyer, accountant and engineers. A company established in Turkey with foreign capital can buy the property its activities need under Title Deed Law No. 2644, Art. 36, with permission from the governorship.

Relocation of your people

When staff move with the project, we help them find homes, schools and settling-in support, and guide them on residence permits, so the team arrives as the space is ready.

After the deal

Handover, utility subscriptions, coordination with fit-out partners, and, for owners, letting and managing the property.

Where

  • Offices: Levent, Maslak, Şişli and Mecidiyeköy on the European side; Ataşehir and Kozyatağı on the Asian side.

Frequently asked questions

Can a foreign company buy property in Turkey?
Yes, through a company established in Turkey with foreign capital, which can buy the property its activities need under Title Deed Law No. 2644, Art. 36, with permission from the governorship. Foreign individuals can also buy commercial property in their own name under Art. 35.
Do you represent tenants or landlords?

How long does it take to find and lease a warehouse or office?
For standard space, a shortlist usually takes one to two weeks and a lease a few weeks more. Specialised industrial space, or a purchase that needs OSB approval or permits, takes longer.
