Acarkent

Gated Villa Community in the Forest Hills of Beykoz

Acarkent is a large gated villa community in the Acarlar neighbourhood of Beykoz, on the Asian side of Istanbul. It was developed by Acarlar Şirketler Topluluğu, the group founded by İsmet Acar in 1983, on land that was formerly the Saip Molla private forest. Construction began in 1988 and the main community was completed in 2002. The developer describes Acarkent as the largest single-parcel housing project in Türkiye, covering 2,291,280 m² of land.

Acarlar lists 1,452 detached villas in the community, together with 80 Bosphorus-view houses, 64 Acarlife apartments, 72 studios, 979 residence units and 48 AcarVadi homes, plus commercial units, a culture centre, the Coliseum life centre and park areas. Bosphorus Brokers is an independent licensed broker, not the developer or its sales office.

Location and Transport

Acarkent sits in the wooded hills of Beykoz, inland from the Bosphorus shore at Çubuklu and north of Kavacık. The settlement was long known as Acarlar and became an official neighbourhood (mahalle) under that name in 2007. Most residents travel by car. Kavacık, at the Asian end of the Fatih Sultan Mehmet Bridge, gives access to the bridge and the TEM motorway, which connect the community with the European side, including Levent and Maslak, and with Ümraniye and Ataşehir on the Asian side.

Much of daily life can be handled inside the community. The Doğa Koleji Acarkent campus and several nurseries operate within the site, and the Coliseum sports club has its Acarkent branch on the community's 9th Street. Acarlar's newest project in the area, AcarVerde, adds a shopping square and a further sports and life centre.

Villas and Amenities

The developer groups the villas into three types:

• A type: 117 villas of about 770 m² gross on a land share of about 2,000 m², with gardens of 1,000 to 2,000 m², a private pool and a closed garage.
• B type: 835 villas of about 593 m² gross on a land share of about 1,500 m², with gardens of 1,000 to 2,000 m² and closed or open parking.
• C type: 500 villas of about 481 m² gross on a land share of about 1,500 m², with gardens of 1,000 to 1,500 m² and closed or open parking depending on the slope.

Many owners have renovated their villas over the years, so finishes and interior layouts vary from house to house. The Coliseum Sports & Life club, backed by Acarlar since 1999, offers swimming, tennis and group classes across roughly 50,000 m² of sports and living areas. Day-to-day site management is handled by Acarlar Hizmet ve Yönetim A.Ş., a group company set up in 1999.

Buying at Acarkent

Buyers at Acarkent are mostly families who want a detached house and garden within driving distance of central Istanbul, along with international buyers looking for a large villa on the Asian side. Villas for sale come up across all three types, and the right choice depends on plot, condition and orientation. A purchase of at least USD 400,000 can qualify for Turkish citizenship by investment, subject to the unit's eligibility.

Acarkent has a long planning history, including court cases over building permits, so careful checks matter.
