Low-Rise Residences at Emaar Square in Çamlıca

The Residences at Emaar Square is the low-rise housing within Emaar Square, the mixed-use development by Emaar Properties in Çamlıca, in the Üsküdar district on the Asian side of Istanbul. Emaar describes four low-rise buildings of five to fourteen storeys with a total of 420 homes, ranging from one-bedroom units to four-bedroom homes and penthouses. Skyscraper Center lists the four blocks, A to D, as completed in 2017, so the buildings are finished and occupied.

The wider complex combines these homes with the Emaar Square Mall, the Address Istanbul hotel, serviced residences and office space. Its design team included Foster + Partners, Arquitectonica and KTGY, with KTGY developing the concept for the 14-storey residential building on the south-western edge of the site. In Turkey the project is developed by Emaar's local company, Emaar Libadiye Gayrimenkul Geliştirme A.Ş. Bosphorus Brokers is an independent licensed broker and has no connection with Emaar.

Location and Transport

The complex stands on Libadiye Caddesi in the Ünalan neighbourhood of Üsküdar, an area most people simply call Çamlıca. Rail access is via Ünalan station on the M4 Kadıköy-Tavşantepe metro line and the Uzunçayır stop on the metrobus, which runs along the D-100 (E-5) highway. Bulgurlu station on the M5 Üsküdar-Çekmeköy line is another option, with bus connections to the mall. At Ayrılık Çeşmesi the M4 meets Marmaray trains, which cross under the Bosphorus to the European side.

By road, the site is close to Bağdat Caddesi, Kadıköy and the approaches to the Bosphorus bridges, which suits households with work on both sides of the city. Everyday shopping, cafés and restaurants are on the doorstep: the Emaar Square Mall sits directly beneath the residential plaza and also houses an aquarium.

Emaar lists one- to four-bedroom homes plus penthouses, which in Turkish notation runs from 1+1 to 4+1, with sizes starting at 83 m². The facades take their cue from the classic apartment buildings of Nişantaşı and Bağdat Caddesi rather than from the glass towers elsewhere in the development, and the buildings sit above the underground mall and car park.
