Residences in the İstanbul Sapphire Tower at 4. Levent

İstanbul Sapphire is the 261-metre residential skyscraper on Büyükdere Caddesi at 4. Levent, Istanbul. It was developed by Kiler GYO of Kiler Holding, known as Biskon Yapı in the project's early years, and designed by Tabanlıoğlu Architects. Its residential part is marketed as Sapphire Residence.

Built between 2006 and 2010 and officially opened in March 2011, it was the tallest skyscraper in Turkey from 2010 to 2016. Published data give 54 floors above ground plus basements, a roof height of 238 metres and a spire reaching 261 metres. The architect lists 187 residences of different sizes in four housing zones. The address is Emniyetevleri Mahallesi, Eski Büyükdere Caddesi No:1, in the Kağıthane district, although the tower is generally described as being in Levent.

Location and Transport

The tower stands on the Büyükdere Caddesi business corridor between Levent and Maslak, at the 4. Levent stop of the M2 metro line, and visitor guides have described a direct link from the station into the building. M2 runs south through Levent, Gayrettepe and Şişli-Mecidiyeköy to Taksim and Yenikapı, and north past the Maslak business district to Hacıosman. At Levent, one stop south, you can change to the M6 line for Etiler.

Kanyon, MetroCity and the Levent office towers are a short metro ride away. Zincirlikuyu, further south, has the nearest metrobus stop and the road connections to the 15 July Martyrs (Bosphorus) Bridge and the O-1 ring road.

Homes and Amenities

Launch-era press reports give residence sizes from about 120 m² up to several hundred square metres. Tabanlıoğlu Architects describe four housing zones separated by shared levels with social areas and naturally ventilated indoor gardens, recreation areas on some floors such as a mini golf area and a swimming pool, and a top floor kept as a public observation deck.

The double-skin façade protects the interiors from weather and noise, and the architect credits the building's environmental systems with cutting energy use by up to 30 per cent. According to Kiler, the lower levels, originally a shopping centre, have been converted into offices. Services, the monthly management fee (aidat) and parking are set by the building management, so we confirm them for each unit before an offer.

Buying at İstanbul Sapphire

The tower attracts buyers who want a high floor with long views, a recognisable address and a metro station at the door, as well as investors from Turkey and abroad. Most units now change hands between private owners, so we check the ownership history and title deed of each unit carefully.

As an independent broker, Bosphorus Brokers searches the units currently for sale and owners who may sell privately, compares asking prices with recent sales in the tower, and carries out due diligence on the title deed (tapu) for mortgages, liens and annotations. We check the aidat position, prepare or review the contract and guide you through the transfer at the land registry. A purchase of at least USD 400,000 can qualify for Turkish citizenship by investment, subject to the unit's eligibility.
