Towers, Terrace Homes and a Shopping Street in Maslak

Ağaoğlu Maslak 1453 is a large residential and mixed-use complex in Maslak, in the Sarıyer district of Istanbul. Ağaoğlu Group developed it together with Emlak Konut GYO, which owned the land, under a revenue-sharing model. The site of about 314,000 m² holds 24 towers of between 21 and 55 floors, a group of terrace residences and Cadde 1453, a 1,453-metre street of shops, cafés and restaurants. A 2013 permit revision set the scheme at 4,681 homes and 533 commercial units. Construction started in 2012 and the towers are now complete and lived in, so the homes for sale here today are mostly resale units offered by private owners.

Location and Transport

The complex lies between the Fatih Forest and the Maslak business district. The office towers along Büyükdere Avenue, Istanbul Technical University's Ayazağa campus and the Vadistanbul and İstinyePark shopping centres are all nearby. The M2 metro line runs beneath Büyükdere Avenue through Maslak, with İTÜ-Ayazağa among the stations serving the district, and continues south to Levent, Şişli, Taksim and Yenikapı. Station distances differ from block to block, so we check the route for every home we show. Road links include the TEM (O-2) motorway towards the Fatih Sultan Mehmet Bridge and the Asian side, and Büyükdere Avenue towards Levent and the 15 July Martyrs Bridge.

Homes and Amenities

Layouts run from 1+0 studios to 4+1 family homes. Sales listings divide the residential total into about 4,039 tower homes and 642 terrace residences with direct access to Cadde 1453, which matches the 4,681 homes in the 2013 revision. Views from the towers take in the forest or the city, depending on the block and the floor.

The complex also contains serviced residences. Somerset Maslak Istanbul, the first property of The Ascott Limited in Turkey, has 165 units with a swimming pool, gym, residents' lounge and children's playroom. Facilities, management and service charges differ between blocks, so we confirm what the building management provides for the specific block before you commit.

Buyers here include people who work in Maslak and want to live close to the office, families who like a large complex with shops and services on site, and investors, including buyers from abroad. The project's zoning plans have been challenged in court several times since 2013, and the Ministry of Environment and Urbanisation approved new plans in December 2018. For that reason our checks cover the title deed of the specific unit, any annotations on it, the building's occupancy permit (iskan) and any unpaid service charges.
