Two-Block Residences in the Cendere Valley, Kağıthane

Seba Flats, also marketed as Seba Flats Cendere, is a residential project on Cendere Caddesi in the Hamidiye neighbourhood of Kağıthane, Istanbul. It was developed and built by Seba İnşaat, an Istanbul developer founded in 1993, with the architecture credited to TİBA Mimarlık. The scheme consists of two 13-storey blocks with 101 homes in each, giving 202 apartments in total, on a plot of about 10,040 m² with roughly 36,845 m² of construction area.

Seba lists Seba Flats among its completed residential projects. Deliveries were scheduled for the end of 2018 and into 2019, and both blocks are now finished and lived in.

Location and Transport

Cendere Caddesi runs along the Cendere valley between central Kağıthane and Ayazağa, close to the Vadistanbul development. Vadistanbul shopping centre is about 1 km from the project, and the site has a direct connection to the TEM motorway (O-2), which leads east to the Fatih Sultan Mehmet Bridge and west towards the outer districts of the European side.

Rail access is via Seyrantepe. Seyrantepe station is the end of a short branch of the M2 metro line, and the F3 funicular links Seyrantepe with Vadistanbul. From the M2 you can travel north to Maslak or south to Levent, Gayrettepe, Şişli and Taksim.

The Levent and Maslak business districts, where many residents work, are both within easy reach by road or metro, and the offices and shops at Vadistanbul add another employment and leisure centre on the doorstep.

Homes and Amenities

The project offers 1+1, 2+1, 3+1 and 4+1 layouts, with sizes from about 75 m² to 270 m². Marketing material describes the homes as having their own terrace or garden, and around 40 per cent of the plot is set aside as green space.

A pool and social area on the ground floor links the two blocks. Other facilities listed for the project include:

• CCTV monitoring and 24-hour security

Buyers include young professionals working in Maslak, Levent or the Vadistanbul offices, couples and families who want a newer building with a pool and outdoor space, and investors who let to tenants from the nearby business districts.
