A 48-Storey Residence Tower in Bomonti, Şişli

Queen Bomonti is a residential tower developed by Sinpaş GYO in Bomonti, in the Şişli district of central Istanbul. Sinpaş launched it in 2016 as Queen Central Park Bomonti, after an earlier working name of Bomonti Time Residence. The name refers to the crown-shaped top of the 48-storey building and to the urban park at its base. Sinpaş's project summary lists 1,078 homes on a 15,335 m² plot, with types from 1+0 studios up to 5+1.

The building is complete and lived in. Sinpaş's sales material gave March 2019 for handover, and project listings record completion in June 2019. Sinpaş GYO is a real estate investment trust listed on Borsa Istanbul, and its valuation reports on the project are published on KAP, the public disclosure platform. Bosphorus Brokers is an independent licensed broker and has no connection with Sinpaş.

Location and Transport

The tower stands in Cumhuriyet Mahallesi, in the part of Bomonti between the Hilton Istanbul Bomonti and Anthill Residence. Osmanbey station on the M2 Yenikapı-Hacıosman metro line is within walking distance, and Şişli-Mecidiyeköy station, also on the M2, links to the metrobus and to the Cevahir shopping centre. From the M2 it is a direct ride north to Levent and Maslak or south to Taksim.

Bomontiada, the arts, music and dining venue in the former Bomonti beer factory, is a short walk away. The shops and restaurants of Nişantaşı and Osmanbey are close by, and by road Mecidiyeköy and Zincirlikuyu lead on to the Bosphorus bridges and the business districts along Büyükdere Caddesi.

Homes and Amenities

Sinpaş planned the homes on a modular system of about 1,080 modules that buyers could combine into larger layouts, which is why sizes range from compact studios to large family homes. Balconies were offered on floors up to the 38th, and the windows open. The top eight floors form a separate "crown" section, and the uppermost floor holds the Crown Lounge, a shared space with views across Istanbul. The building also contains shops and offices.

Facilities described for the project include:

• a private city park of about 10,000 m² within the site
• indoor and outdoor swimming pools
• a fitness and aerobics studio, sauna, Turkish bath, steam room and spa services
• basketball and tennis courts, and walking and jogging paths
• an indoor children's play area

Buying at Queen Bomonti

Queen Bomonti suits buyers who want a modern tower home in central Şişli with the metro within reach, and investors looking for a unit in a well-known building close to the city's main business districts. Sinpaş's valuation reports on KAP cover completed homes, shops and offices in the building and list its occupancy permit (iskan) among their annexes, but we still check every unit on its own merits.

When you look at units for sale here, Bosphorus Brokers searches current resale listings and any new units still on the market, checks asking prices against recent sales in the building and nearby, and carries out due diligence on the title deed, including mortgages, annotations and the use recorded for the unit (residence, office or shop). A purchase of at least USD 400,000 can qualify for Turkish citizenship by investment, subject to the unit's eligibility.
